Simonson housing project in Grand Forks gets early OK

Grand Forks' Planning and Zoning Commission granted early approval to a housing project proposed by Simonson Lumber and Hardware at its North Third Street location Wednesday.

Grand Forks' Planning and Zoning Commission granted early approval to a housing project proposed by Simonson Lumber and Hardware at its North Third Street location Wednesday.

The proposal, for about 26 attached townhomes, was put on hold after being presented to the commission last month pending approval of a change to city law that would allow planned unit developments for redevelopment projects.

The ordinance change received final approval from the commission Wednesday, allowing existing developed property to be redeveloped as PUDs, which allow for more flexible land zoning and previously were only for new development.

Planner Andrea Edwardson said the city recently hosted a neighborhood meeting regarding the Simonson development, which was well-attended by residents who supported the project.

She said residents recognize the history of Simonson Lumber being located in their neighborhood, and if the company must relocate, they voiced support of Simonson Lumber maintaining a presence in their neighborhood with a housing development.

Simonson Lumber is planning to move most of its local business operations to the south end of Grand Forks.

Edwardson added the Third Street housing project has "adopted the character of the neighborhood," including planning front porches for the townhouses.

The request will move forward to City Council for approval.

Also on Wednesday, the planning commission approved annexation of land for the Grand Forks Park District to build new baseball and softball fields.

The land, owned by the Park District, is at 45th Avenue South and South 19th Street, according to a city staff report, which does not include specific plans for the fields.
