Judgment in the amount of $203,595.45, having been entered in favor of Plaintiff and against Defendants, which Judgment was filed with the Clerk of Courts of Grand Forks County, North Dakota, on March 22, 2022, for the foreclosure of a real estate mortgage. 2. Notice is hereby given pursuant to said Judgment that the real property described as: All that portion of Lot E, Block 1, a Replat of lots B and C, Block 1 of a Replat of Lots 1, 2, 3, and 4, Block 1, Seven Oaks Subdivision, Walle Township, Grand Forks County, North Dakota, lying westerly, northwesterly, and northerly of the following described line: Commencing at the Southwest corner of said Lot E, thence easterly on the southerly line of said Lot E, having a bearing of South 89 Degrees, 59 minutes, 20 Seconds East, a distance of 375 feet to the true point of beginning; thence North 00 Degrees, 00 Minutes, 40 Seconds East a distance of 324.1 feet more or less to a line lying 50 feet southeasterly of and parallel with a northeasterly line of said Lot E; thence North 60 Degrees, 00 Minutes, 40 Seconds East a distance of 101.9 feet more or less to a line lying 50 feet southerly of, and parallel with the northerly line of said Lot E; thence South 89 Degrees, 59 Minutes, 20 seconds East a distance of approximately 530 feet more or less to the High Water mark of the Red River of the North and the terminus of said described line. Mikkelsen, executed and delivered to United Valley Bank, and recorded in the office of the Clerk and Recorder of Grand Forks County, North Dakota, on December 10, 2002, Instrument Number 603060, which is subject to the entered Judgment. Said Mortgage was assigned to Plaintiff, its successors or assigns, by Assignment of Mortgage recorded December 10, 2002, Instrument Number 603061. 3. In order to realize the amount of $203,595.45, as of March 22, 2022, plus interest accruing thereafter on said amount at the rate of 5.87500% per year together with the costs and expenses of sale, will be sold subject to redemption as provided by law as one parcel of land at public auction, subject to the lien for unpaid real estate taxes and assessments of Grand Forks County, North Dakota, and easements and restrictions of record, to the highest bidder for cash under the direction of the Sheriff of Grand Forks County, North Dakota, at the main entrance of the Grand Forks County Courthouse located at 124 South 4th Street, Grand Forks, North Dakota 58201, on January 10, 2023 (“Sale Date”), at 10:00 AM. 4. If the sale is set aside for reason, the Purchaser at the sale shall be entitled only to a return of the deposit paid.
