Judgment in the amount of $10,727.48, having been entered in favor of Plaintiff and against Defendants, which Judgment was filed with the Clerk of Court of Grand Forks County, North Dakota, on December 17, 2021, for the foreclosure of a real estate lien. 2. Notice is hereby given pursuant to said Judgment that there exists against real property described in the lien, as follows: Unit 105 located in Building #3 of the Lamplighter Condominium created under a Declaration Establishing a Plan for Condominium Ownership recorded in Book “123” of Misc., page 309 in the Office of the County Recorder of the County of Grand Forks, State of North Dakota on Lots A, B, D, E, F, G, H, J, K, L, M, N, O, P, Q and R, all in Block 10-B and lying and being in the Replat of Block 10 and Parts of Blocks 6, 7, and 11, in the Valley Park Second Addition to the City of Grand Forks, according to the certified plat thereof of record and filed in the Office of the County Recorder in and for said County and State, together with an individual interest in the elements declared to be appurtenant thereto by said Declaration, and the benefits accruing to said unit under said Declaration, subject to the terms and provisions of said Declaration, the Declaration of Restrictions, and By-Laws of Lamplighter Condominium, as amended. [44-3206-000059-052] and recorded in the office of the County Recorder of Grand Forks County North Dakota on December 11, 2020, Instrument Number 808699. This property is also known 1814 22nd Ave. S. #105, Grand Forks, ND. 3. That Defendant First Community Credit Union has a valid and subsisting lien and first priority and shall take any and all proceeds in a Sheriff’s Sale up to and the total amount necessary to pay off said indebtedness, which said amount is the sum of $38,877.14 as of June 21, 2021. Plaintiff has a valid and subsisting lien and second priority and, if sufficient proceeds are received from the sale after the indebtedness of Defendant First Community Credit Union is paid, shall be next to take any and all proceeds in a Sheriff’s Sale up to and the total amount necessary to pay off said indebtedness to the Plaintiff, which said amount is the sum of $10,727.48. 4. In order to realize the amount of $38,877.14 as of June 21, 2021, plusinterest accruing thereafter, together with the costs and expenses of sale, so that Plaintiff may potentially obtain recovery of some, if not all, of $10,727.48, the above-described real estate will be sold, subject to redemption as provided by law, as one parcel of land at public auction, subject to the lien for unpaid real estate taxes and assessments of Grand Forks County, North Dakota and easements and restrictions of record, to the highest bidder for cash under the direction of the Sheriff of Grand Forks County, North Dakota, at the main entrance of the Grand Forks County Courthouse located at 124 South 4th Street, Grand Forks, North Dakota 58201, on March 1, 2022 (“Sale Date”) at 10:00 A.M. 5. If the sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return of the deposit paid.
